Real Estate Genius is such a powerful tool because it allows you to quickly and easily generate multiple scenarios (best-case, worst-case). This helps you to draw a better picture of the potential range of results which you may get. Compare this information against your risk tolerance and your desired financial returns to decide if the property in question is right for you. A successful investor needs to understand the most likely scenario, as well as the best case and worst case scenarios, in order to have a sense of the risk-vs.-reward of an investment.

Where do the projections come from?Real Estate Genius combines fact-based information about a prospective investment property (number of rental units, current property taxes) with your assumptions (appreciation rate, rental revenue). This information is used to drive the creation of 'pro forma' (ie. projected) financial statements. Then, those statements are analyzed further, using a sophisticated technique known as Discount Cash Flow Analysis. This technique allows you to look at the returns on an investment gained over a number of years, and derive the present day value of those returns. By comparing the present value of future earnings with the cash invested up front, we then derive a metric known as Net Present Value.
